“Real Housewives of Beverly Hills” star Kyle Richards is making another real estate move. She and husband Mauricio Umansky, founder of the real estate firm The Agency, placed their Aspen, CO, abode on the market for $9.75 million.

The couple paid $4.2 million in 2016 for the rustic retreat. Though they listed it as a luxury rental for $89,000 a month, they also spent time there.

The family celebrated Christmas 2020 at their Aspen home, where an Instagram post showed the couple’s daughters lounging in matching PJs.

The rustic retreat was also the setting for some drama in an upcoming episode of the “Real Housewives” reality show, according to People magazine.

Richards and her family won’t be moving far.

“Our family is growing [and] we simply need more space,” Richards shared recently on Instagram.

The move-in ready, three-story duplex in the heart of Aspen has 2,426 square feet of living space, including four bedrooms and 4.5 bathrooms.

Designed for year-round living, the home boasts a recently refinished roof deck with a hot tub and panoramic views.

The living room features a stacked-stone fireplace, exposed wood beams, an antler chandelier, and wood flooring. The living and dining space opens to a deck with mountain views.

Upstairs, the primary suite includes a stone fireplace and a spa bath with dual showers and a soaking tub.

The home comes with a two-car garage as well as driveway parking.

The location is close to Aspen Mountain, the Roaring Fork River, and five-star restaurants.

“This property’s location is prime,” says The Agency’s Heather Sinclair. Sinclair and Chris Flynn, also with The Agency, are co-listing the property.

“Not only is it within walking distance to the heart of Aspen, but it is also so private and peaceful being just steps to some of the best hiking and biking trails and immersed in the serenity and nature of the river nearby,” Sinclair says.

“I love the rooftop deck. It is very special,” she adds. “It is complete with a hot tub, two fire pits, and panoramic views of the surrounding mountains and the peaceful sounds of the river flowing just beyond. It certainly has a cool factor with a Western, yet modern elegance.”

Bye-bye, Bel-Air

Richards and Umansky finally sold their SoCal mansion in Bel-Air this year. It had been available for sale and for lease since 2017. It was sold at the beginning of 2022 for $6.1 million.

The 6,200-square-foot home included a pub, home theater, gym, and office. The main bedroom has a balcony, marble bathroom, and walk-in closets.

The grounds offer a pool and spa, dining and lounge terraces, a grassy lawn, a lighted sport court, and a putting green.

The couple had long since left for Encino, where they moved into Smokey Robinson‘s former compound. The remodeled 10,600-square-foot, seven-bed home comes with a separate guesthouse.
