The town’s main appeal is undeniably its Mid-Valley location. Situated between Aspen and Glenwood, Basalt is located within close proximity to world-renowned ski areas. Despite its location, the town is hardly touristy. Instead, it has a homespun charm and small town atmosphere that leaves a lasting impression on visitors.

Its picturesque scenery also makes it one of the most memorable places to visit on Colorado’s West Slopes. Surrounded by vast wilderness, 14,000-foot snow-covered peaks, and magnificent Gold Medal waters flowing from the Sawatch Range, the town stands in the shadows of Basalt Mountain and Mount Sopris.

Once considered a bedroom community of Aspen, this Mid-Valley town has come into its own. Basalt has seen significant growth over the last few years, due in part to the massive urban exodus during the coronavirus pandemic and an increasing willingness among travelers to venture farther outside of Aspen.

Once an integral part of the Ute Indian Reservation, the town gets its name from the dramatic basaltic rock formations on Basalt Mountain. It traces its origins to 1868 and once spanned areas as far up as Aspen and down the valley towards Glenwood Springs.

It started out as a railroad town and was incorporated in 1901. Located about 18 miles northwest of Aspen, Basalt is nestled in the scenic Frying Pan Valley and along the Gold Medal waters of the Fryingpan and Roaring Fork Rivers in the White River National Forest.

With an elevation of 6,611 feet, this small but vibrant mountain town is home to several businesses that cater to locals and tourists alike. While many visitors pass through Basalt on their way to Aspen, the town is a destination in its own right with an authenticity and a sense of community that’s impossible to replicate.

Like many down valley suburbs located downstream from Aspen, Basalt has seen remarkable real estate growth over the past decade or so. This growth is primarily driven by the increasing number of buyers seeking homes just outside of the expensive winter resort towns and popular tourist destinations in the area.

Down-valley real estate growth has also been driven by the explosion of mountain real estate activity during the coronavirus pandemic of 2020 and 2021, as more buyers left crowded urban centers and began looking for properties further down the valley.

As Colorado resort home prices continue to climb, many towns and hamlets that were once considered out-of-the-way have grown into thriving communities that have plenty to offer homebuyers. Basalt offers a bustling but community-oriented environment away from the major resort areas.

The growing interest in this once sleepy town has had an inevitable impact on housing demand and home prices. The median listing price was $2 million in July 2023 and a median price of $947 per square foot, up 8.1% from the previous year. The. The median sale price was $1.2 million, according to data from Realtor.com.

The demand for homes for sale in Basalt, CO is partly driven by remote workers moving to town from the Front Range, according to The Colorado Sun. Mixed-use and commercial real estate developments have also seen major growth, particularly in historic downtown Basalt.

Some of the most desirable areas within town limits include Willits in West Basalt and Historic Downtown and Southside in East Basalt:

• Willits offers an array of single-family homes and townhomes located near parks, trails, and retail. The neighborhood is also home to Park Modern, a condo development with spacious, loft-like one to three-bedroom units distributed across seven buildings. Park Modern features underground parking, all of its units are on one level, and Whole Foods is just a five-minute walk away.
• Historic Downtown, also called Old Town, offers residences within walking distance of parks, trails, art galleries, shops, cafes, and restaurants. Its historic charm and first-rate amenities make it one of the most coveted addresses in town. It is home to the Basalt River Park, a mixed-use development with residential units and retail and dining space.
• Southside, named for its location south of Highway 82, offers a blend of residential, commercial, and industrial developments. Buyers can choose from an excellent mix of single-family homes and townhomes within proximity to parks and schools.

• The White River National Forest surrounds Basalt on both sides. It encompasses over 2.3 million acres of vast wilderness and offers numerous opportunities for fishing, bird watching, hiking, camping, and hunting.
• The Fryingpan River Valley is located just east of downtown Basalt. Its stunning landscape features lush spruce-fir forests, red sandstone cliffs, camping areas, mountain homes, and ranch properties. The Fryingpan River courses through the valley at almost 42 miles long.
• The Ruedi Reservoir is a popular sailing, boating, swimming, and stand-up paddle boarding spot roughly 15 miles upstream from town. Spanning roughly 997 acres with high ledges and rocks jutting up from the water, the reservoir is also ideal for hiking and camping trips.
• Crown Mountain Park offers biking, baseball, soccer, lacrosse, racquet, and winter sports in El Jebel. The premier recreation and park district features a playground, dog park, climbing wall, BMX track, horseshoe pits, trails, sporting fields, and volleyball and basketball courts. It hosts a variety of community events, classes, tournaments, and races throughout the year.
• The Rio Grande Trail is perfect for walking, running, and cycling. It extends for over 42 miles from Aspen to Glenwood Springs with Basalt at the halfway point.
• Arbaney Park is a recreational area with a playground, barn, seasonal outdoor pool, and grassy field for soccer games. It also features BBQ pits and picnic tables for outdoor gatherings.
• Confluence Park and Emma Bridge offer river access and water views with benches. It is an excellent spot for fishing and dog walking. The Emma Bridge is fantastic for strolling and sightseeing.
• Fisherman’s Park provides boar access and gorgeous water views. It also features picnic tables and access to the dog-friendly Basalt/Old Snowmass bike trail, which is perfect for walking, running, and horseback riding.
• Duroux Park has river access and boat, kayak, and raft put-ins as well. Visitors can enjoy water views from the picnic tables.
• Old Pond Park is a fishing destination with walking trails and trees along a riparian river corridor.
• Lions Park is located in downtown Basalt right next to the Basalt Town Hall and the Wyly Community Art Center, which features exhibits and special events. The park is home to the Basalt Chamber of Commerce Red Caboose and hosts various performances, farmers markets, and gatherings throughout the year.
• Triangle Park is a neighborhood park with a sparkling fountain and outdoor stage for concerts and gatherings in Willits.
• The Grace-Shehi Meadows and Bike Park spans 25 acres near Basalt High School and features an open space, community garden, and trails for hiking and mountain biking.
• The Gisella Fiou Skate Park features slabs, bowls, and other facilities for skateboarding.
• Lazy Glen Open Space is a 73-acre, county-operated agricultural lease area with barn space, apartments, and heritage fruit trees for small-scale farming. It is located in Snowmass, just a few miles from downtown Basalt near the Roaring Fork River.
• The Basalt Chamber of Commerce Historical Walking Tour offers a glimpse into the town’s heritage with stops along several historic sites and structures that date back to the 1800s to the early 1920s.

• The Basalt Summer Concert Series takes place every Wednesday from late June through August with the exception of holidays. The concerts are held at Triangle Park and Basalt River Park.
• The Eagle Crest Nursery Winter Farmers Market takes place in El Jebel with vendors and small businesses selling locally sourced produce, meat, and cheese. The event also features artisans and holiday-themed events for children.
