A private mountain retreat three miles from downtown Aspen has hit the market for $21.75 million, $13 million more than what the sellers paid for it about eight years ago.
Sitting on 1.41 acres of land on Independence Pass of the Rocky Mountains, the property has a main, wood-and-stone residence and a detached guest house offering 8,260 square feet of combined living space, according to the listing with Heather Sinclair of The Agency Aspen.
“It is a very well-built, beautifully designed home with gorgeous views, a home spa, and a detached guesthouse,” Ms. Sinclair said. “It’s also minutes away from some of the world’s best hiking, biking and snowmobiling trails.”
“The open-floor plan with a dining room adjacent to the kitchen is great for entertaining,” added Ms. Sinclair, who listed the property earlier this month.

The main residence, built in 2007, features a distinct wood-and-stone facade with expansive glass windows. Inside, there are six bedrooms, eight bathrooms, a living room with a stone-clad fireplace, vaulted ceilings and a chandelier, a sitting room with a fireplace, a gym and a spa with a soaking tub and a sauna, according to the listing.
There is a wall of cowboy hats—listing photos show—custom made by the luxury Western goods company Kemo Sabe, famously worn by billionaire Jeff Bezos when he soared into space in the first crewed flight of his rocketship, New Shepard, in July 2021.
Gainesville, Texas-based Kemo Sabe has a store in Aspen’s bustling Galena Street, which has been featured in many reality TV shows and photoshoots, according to Ms. Sinclair.
The hats are not included in the sale, but that’s “negotiable,” Ms. Sinclair said.
Current owners bought the estate in 2015 for $8.6 million via a trust, property records show. They could not be immediately reached for comment.
The highest priced listing on the Aspen market is a 14,000-square-foot, 10-room ski lodge, asking $100 million, according to Realtor.com.
